This
involved the purchase by CPP of a 30 acre green field site adjacent
to a dual carriageway which CPP had identified as a strategic
holding enabling access to be constructed for a comprehensive
redevelopment of an area totalling over 120 acres. The remaining
land incorporated a derelict power station owned by National Power.
CPP entered into a Joint Venture arrangement with National Power
whereby CPP was responsible for firstly drawing up a master plan
for the entire site, submitting an application for the whole area
and negotiating a comprehensive planning permission with the Local
Authority. The resultant planning consent resulted in over 75
acres of residential land, 25 acres of office and industrial land
together with a food retail store. The scheme involved major new
infrastructure works including a new roundabout from the dual
carriageway, a new crossing over the river Ebbw and resulted in
one of the largest mixed use schemes in South Wales.
