The site was acquired from the
Government approximately 12 months ago on the basis of an extant
scheme of 25,000 square feet. Following the complete redesign,
planning permission was obtained for 31,500 square feet. The Government
has taken a lease by way of a forward commitment on a 20 year
term at an initial rent of £47.50 per square foot subject to annual
reviews at 2.5% pa.
The investment has been forward sold to Close Brothers for a Private
Client Investment fund.
Total project value c.£21 million.
