The strategy since purchase has been to work with the local authority and local stakeholders to better utilise appropriate sections of land adjacent to the existing urban area, to help satisfy local demand for homes and supporting infrastructure, whilst retaining long term amenity and agricultural use to over 90% of the remaining Estate.

The re-designation of the use of part of this land within the boundary created by the A41 should help relieve the developmental pressure in the designated areas of outstanding natural beauty to the north and west of Berkhamsted.
